Behind The Scenes At The Sale Of 22 Costello Place, Stafford Heights

I was approached by an out of area property owner who was recommended to me by their daughter who lives and owns a home in Stafford Heights.

 

I spoke with the sellers of 22 Costello Place, Stafford Heights over the phone initially and established they had owned this little low set brick home as an investment property for 30 years! During this 30 years no structural work or renovations had ever really been done on the property.

Prior to advertising I made sure the property was vacant and clean. However knowing improvements to the home would be essential for the next purchaser, no real money was spent repairing anything.

After the first week of marketing it was clear the vast majority of interested buyers were hyper-local.

 

They were long term owners of larger homes within a stone’s throw of this location and they already understood the true value of being on a no through road opposite a large park. The elevated position and great breezes also proved a blessing during the 33 degree heat open homes, particularly when there were no fans or air conditioning.

With multiple offers being presented to the sellers, we were able to negotiate a fantastic price that both clients (sellers & buyers) and the neighbours were ecstatic with.

The younger buyers’ parents own in the next street over, and as a builder he is planning a cosmetic renovation of vinyl flooring, carpet, new kitchen and window coverings.

The Place Newmarket Property Management Team will take on the management of the home after settlement in early December 2019.
