From the agent…
Lets start with the property itself…
Exceeding high set expectations under the hammer. 169 Butterfield took the Record for highest residential sale price for the suburb of Herston.
The property was completely restored to combine the grandeur of its 1940s origins with the convenience of modern living after having a huge extension and build out completed. It has been meticulously looked after with original hardwood flooring, Vj walls, ornate ceilings & silky oak windows.
Premium modern finishes were beautifully integrated to compliment the traditional home such as the use of both modern downlights and art deco light fittings. The magnitude of space this property offered created a unique opportunity for multi-generational living with its two full kitchens and separate entries.
What can you tell us about the Vendor…
The vendors raised three children in the home over 30 years, they have celebrated weddings, welcomed many grandchildren, formals and extended family visiting. The home was the meeting spot for the whole family and truly is the perfect depicture of a family home in every sense.
What can you tell us about the Buyer…
In a true showcase of the intense heat of the Queensland property market, our eventual buyer came out of the woodwork the morning of the auction. Phoning me on their way down from the Sunshine Coast to start their first weekend of house hunting, by the end of the 30 minute phone call they were in love with the home & the beautiful suburb of Herston. Having not previously seen the property, they inspected just 20 minutes before the auction kicked off.
After deciding not to register initially, their sons excited faces and encouragement to bid saw the buyers register mid auction to secure their dream home at the last moment.
Our buyers are very grateful for the timing, with lockdown occurring in NSW recently keeping them from heading back to their family home in Sydney. Hailing originally from Queensland, they are overjoyed to be back with their extended family in the sunshine state and are very much looking forward to meeting their new community in Herston.
What was the outcome…
The interest in the home throughout the campaign was intense & to no surprise on auction day the crowd was high in numbers and absolutely buzzing.
It was an outstanding result achieved for both clients & myself with the hammer coming down at over $2.5 million. This result broke the Residential Sale Price Record for the suburb and we are extremely proud and grateful to be involved.
Many tears were shed, marking the end of an era for one family and a new chapter for another.
Celebrations were in order, both families and my team stayed to pop bottles of champagne & began sharing stories of the home and all it’s unique features and the memories it holds for not only the family but Brisbane’s history as well.
For someone considering selling where does this process start with you…
